Ah, new construction. It’s shiny and oh so new. If I am being honest I would love to live in a brand new home that no one else has ever lived in, and I know I am not the only one who feels this way. Unfortunately I talk to buyers all the time who believe they are priced out of the new construction market. The reality is that, that just isn’t always true. Especially at the end of the year. You see builders are looking to get homes sold at the end of the year so they are not carrying that inventory into the new year. This means that they often have amazing incentives that can help YOU get into a brand new home.
So before you head over to the latest subdivision to see what those incentives are be sure to get in touch with your Realtor®. Yes, friends it is to your benefit to have a Realtor® even when purchasing a new construction home. Why? Most on-site sells agents represent the interest of the builder not the buyer. As your agent I will be serving your interests by negotiating on your behalf, not the builders. I will make sure that you get to take advantage of all of the incentives the builder is offering, as well as make sure that all of the items on the punch list (the list of items you want to see fixed before you move in) is completed.
In addition, before you begin touring model homes and spec properties I want you to get in touch with your preferred lender for a couple of very important reasons. Your preferred lender is going to hep you accurately determine just how much home you can truly afford. They will be factoring in items such as taxes, insurance and the HOA dues to ensure that you are going to be able to make your monthly mortgage payment as well as making certain you are comfortable with those payments. Also, they will provide you with a pre-approval letter which demonstrates your ability to purchase the home.
